SENIOR PROPERTY MANAGER | ATLANTA, GA

Partners is seeking a driven and entrepreneurial Senior Property Manager to join our team. As Senior Property Manger, you will lead the management and strategic oversight of a dynamic commercial real estate portfolio. This high-impact role requires deep operational experience, financial acumen, and leadership skills to drive property performance, team development, and client satisfaction. You will be the key liaison for ownership groups and a trusted leader for internal teams and external partners, ensuring seamless operations and proactive asset stewardship.

WHAT YOU’LL DO

  • Serve as the senior lead on all aspects of property operations, financial performance, and client communications across a complex portfolio of commercial assets.
  • Lead and mentor a team of property management professionals, fostering a high-performance culture and aligning team output with client and organizational goals.
  • Develop, present, and manage annual operating budgets, capital expenditure plans, and reforecasting in collaboration with ownership and finance teams.
  • Ensure full compliance with lease obligations, legal requirements, and property management best practices, including vendor and contractor oversight.
  • Lead regular performance reviews of assets, including inspections, variance analysis, and long-range planning to maximize NOI and tenant retention.
  • Oversee all tenant relations and communications, ensuring a best-in-class tenant experience and prompt resolution of escalated issues.
  • Maintain and analyze financial reports, AR/AP, rent collections, and operating expense reconciliations to ensure fiscal health and integrity.
  • Negotiate and manage service contracts and ensure the highest quality vendor performance and cost control across all properties.
  • Partner with the brokerage team to provide operational input for leasing strategies, renewal negotiations, and move-in/move-out coordination.
  • Lead onboarding and transition planning for new property assignments and client accounts, ensuring continuity and consistency with Partners standards.

WHAT YOU'LL BRING

  • Bachelor’s degree in Business, Real Estate, or a related field (preferred).
  • Minimum of 5–7 years of experience in commercial property management with a proven track record of managing retail and/or office space.
  • CPM®, RPA®, or CSM® designation strongly preferred.
  • Active Real Estate license (or ability AND desire to obtain promptly).
  • Proficient in Yardi (required), with experience managing CAM reconciliations, budgeting, and lease abstracts.
  • Strong leadership, problem-solving, and interpersonal skills with the ability to influence and collaborate across departments.
  • Solid knowledge of building systems, maintenance operations, and sustainability practices.
  • Exceptional written and verbal communication skills, including experience presenting to ownership or investment groups.
  • Advanced proficiency in Microsoft Office Suite, particularly Excel.
